ABOUT SOCIAL HOUSING COMPANY LETS

Social housing providers work alongside the local authority with contracts for house procurements. They all have slight variations within their model but majority is similar. Social housing can take house or flats from studios' to 4 beds but it must contain a separate living room. Social housing rental rates tend to fluctuate throughout the year so please see the CURRENT rates at the moment you can expect to achieve:

Average Current Rates as of FEB 2025:

  • 1 bed - £1300
  • 2 bed - £1800
  • 3 bed - £2250
  • 4 bed - £2400

Rent offer:

  • Rent in advance - pay on day 1 of the property
  • Rent pro-rota advance - pay on day 1 till the end of the calendar month, full rent start the following month
  • Rent in arrears - pay either 30days after day 1, 45 days after day 1 or 60 days after day 1
  • please not council providers do not offer deposits of any kind - (please see our FAQ)

Term:

Typically long term from 1-3 years

Inspections:

once price is agreed, they will send out an inspection team to the property. If successful they can proceed to contracts and key collection. If failure they will provide a list of requirements needed to take on the property.

Typical things they look for:

  • - Is property furnished or part furnished?
  • - Window restrictors
  • - Mould or Damp
  • - Rubbish
  • - Any repair works needed
  • - White goods installed and working

Documentation required:

  • - Gas
  • - Electric
  • - EPC
  • - Building insurance
  • - FRA (if its a flat within a block)

FAQ:

1. Why do local authority providers not pay deposits..?

their model works in conjunction with the home office & local council, their income to us is provided 2 months in arrears, which mean each property they take on, they have to fund the first 2 months from their capital.

They provide a soft maintenance lease which means in the contract it stipulates that they are full responsibility for any internal repairs & maintenance throughout the duration of the contract and must hand the property back in the same condition it was let to them (based on the inventory check before move in)

They have multiple properties on management and multiple units they acquire on a monthly bases due to Cashflow they don’t provide deposit as our capital needs to be used across multiple units to offer rent in advance.

Will my property be looked after..?

Yes! All our company tenants have been vetted by us, furthermore all contracts stipulate they are in charge of full maintenance for the duration of the term and the property to be returned in the same standard it was let in (based on inventory).

Social housing gives you security as they hold government backed contracts and are paid by the local authority.

Supported Living and Guaranteed Rent providers provide deposits or insurance deposit for additional peace of mind.
